Soaring Homeowners Insurance Costs and Impact on Mortgages

Homeowners with single-family mortgages are grappling with soaring property insurance costs, which averaged $209 per month in the second quarter and now account for 9.6% of monthly mortgage payments, marking a nearly 80% increase since early 2020.

This notable rise in insurance expenses underscores a significant shift in the dynamics of homeownership costs. ICE reports a minimal 1.8% increase from the first to the second quarter, marking the smallest quarter-on-quarter increase they've recorded. However, on a year-over-year basis, a more pronounced 8.7% rise in Q2 was noted, compared to an 11.4% jump in early 2026 and a peak increase of 15.1% in late 2024. According to Market Briefs, two-thirds of the annual increase is attributed to higher coverage limits, which saw a 5.5% growth, while the cost per $1,000 of coverage rose by 3%. In contrast, this is a departure from 2024 when pricing was the primary factor driving costs up.

Geographical Differences and Homeowner Strategies

Geographical location plays a critical role in the cost of property insurance. In areas like New Orleans, property insurance constitutes 24.3% of the average mortgage payment, significantly higher than the 4.3% in San Jose. Notable annual cost increases have been observed in regions such as Greenville, South Carolina (15.8%), Honolulu (14.7%), and Minneapolis (13.1%). The housing markets in Sacramento and San Diego also experienced increases of around 12%. Interestingly, despite historically high costs in cities like Miami and New Orleans, these areas saw more modest increases this time.

For homeowners, switching insurance carriers has proven to be a beneficial strategy, with an average cost reduction of 6.6% over the past year, translating to an annual savings of $440. Those who switched not only reduced their costs but also obtained better deductibles—1.4% lower—and secured 7.3% higher coverage limits on average. In stark contrast, policyholders who stayed with their existing carriers experienced a 10.4% increase in premiums.

Insurance Market Analysis and Future Outlook

Tracking these trends is essential for understanding the broader implications on housing affordability. Andy Walden from ICE highlighted the deceleration of insurance cost increases within mortgage payments, while Bob Hart emphasized the crucial role of data and technology in managing and understanding market dynamics. For insurance professionals, these insights are invaluable for strategizing future coverage options, negotiating premiums, and advising clients on making informed decisions that consider both cost and risk management.
