Crescent Heights Secures $332 Million Refinancing for NEMA Chicago
Crescent Heights has successfully secured a significant $332 million refinancing package for NEMA Chicago, marking a strategic shift from floating to fixed-rate debt. JLL Capital Markets played a crucial role in arranging this financing, which includes a $275 million senior loan from New York Life Insurance Company and a $57 million mezzanine loan from PGIM Real Estate. This package replaces a previous $340 million floating-rate loan from KKR Real Estate Finance Trust, initially obtained for the construction of the 76-story rental tower.
The decision to refinance comes as Crescent Heights navigates Chicago's increasingly competitive multifamily market. In 2025, the city's rental growth led the nation with a 5.4 percent increase, despite a low delivery rate of only 370 units. Comparatively, 1,700 units were absorbed, driving vacancy rates down to 5.1 percent and maintaining the value of luxury assets like NEMA. These market dynamics underscore the importance of effective risk management and strategic financial planning.
Despite the successful refinancing, Crescent Heights' broader portfolio has encountered challenges. The developer recently relinquished a parcel at 1201 South Michigan Avenue via a deed-in-lieu of foreclosure to Grupo Financiero Inbursa. Originally intended for a high-rise residential project, this site was purchased alongside NEMA for $29.5 million. As Crescent Heights stabilizes NEMA, the focus shifts to its other projects, notably a planned 53-story tower in Chicago's Fulton Market. While the Chicago City Council has approved this $300 million development, Crescent Heights is still seeking construction financing amid a cautious lending environment. JLL’s team, including Danny Kaufman, Medina Spiodic, and Youngsoo Yang, represented Crescent Heights in the NEMA refinancing.
