Cadillac's Homeowner Rehabilitation Program: Critical Repairs for Low-Income Families
In Cadillac, the launch of a Homeowner Rehabilitation Program, backed by $653,130 from Community Development Block Grants, aims to assist low- and moderate-income homeowners with essential repairs.
This initiative, led by the Michigan State Housing Development Authority, targets critical improvements such as electrical upgrades, roof replacements, and siding repairs. Considering many homes in Cadillac date back to the 1950s, this program is pivotal for addressing structural and safety needs. Designed to accommodate up to 15 homes for electrical system updates with allocations up to $7,000 each, an equivalent number for roof replacements with up to $16,000 per home, and siding improvements for about 10 homes with up to $18,000, the program is structured to tackle hazardous wiring, deteriorating roofs, and improve energy efficiency.
Program Details and Eligibility
The funding structure offers outright grants for repair projects under $10,000, while more extensive work exceeding this threshold is covered through zero-interest, forgivable loans if conditions are met over five years. To qualify, homeowners must meet several criteria: owning a single-family home in Cadillac for at least a year, with the property older than five years, must be current with taxes and mortgage, and household income must remain under 80% of the Area Median Income (AMI), capped at $66,900 for a family of four in 2026.

Application Process and Community Engagement
Applications can be submitted beginning November 16 and are due by December 18 at 5 p.m., available both online and at City Hall. Due to limited resources, recipients will be chosen via a lottery system within each repair category. City officials Danielle Timmer and Braedan Johnigan are available for assistance through appointments at City Hall. To further engage the community and clarify program details, public information meetings are set for November 21 at the Cadillac Wexford Public Library and December 2 and 8 at Lincoln Elementary School and the library, respectively.
