Significant Increase in HOA Fees in Sherrills Ford, NC Raises Community Concerns
In Sherrills Ford, North Carolina, the Magnolia Cove subdivision is facing a significant rise in homeowners association (HOA) fees, raising concerns among its residents. The monthly dues have surged from $350 to $1,250, and an additional special assessment of $10,000 has been imposed. These increases are perceived as burdensome by homeowners, sparking distress amongst the community.
The fee hike coincides with ongoing disputes between the homeowners and the neighborhood's developer, Aaron Guess of Story Homes. In 2022, residents expressed dissatisfaction to WCNC Charlotte over unfulfilled promises concerning amenities such as lawn maintenance, a communal pool, and centralized mailboxes. Many homeowners had previously contributed approximately $1,200 toward the pool, yet these amenities remain unrealized. Residents are further inconvenienced by the lack of community mailboxes, necessitating an eight-mile journey to retrieve mail.
Developer Aaron Guess has encountered regulatory compliance challenges, including a suspension of his contractor's license by North Carolina's Licensing Board for General Contractors in 2021. This was due to a failure to disclose information during a license renewal, attributed by his attorney to a clerical error, with intentions to appeal the decision.
The lack of homeowner voting rights concerning the fee increases has aggravated community dissatisfaction. Many properties among the 80-home community are now rentals, leaving about 20 homeowners. The mix of rental properties and increasing dues has led to legal disputes, as highlighted by homeowner Mike Brokaw's remarks to the media.
HOA attorney H. Weldon Jones III explained that the increased assessments aim to stabilize the association's finances following years of delinquent payments by some owners. The decision regarding the fee increases will be discussed in an upcoming virtual HOA meeting, where questions must be submitted in advance.
Amid these financial challenges, exploring alternative funding options like home equity lines of credit (HELOCs) or loans could provide residents relief. Such financial products may offer access to cash for large expenses at potentially lower rates than traditional loans. Homeowners are advised to review current financial commitments, including insurance policies, to identify savings that might alleviate increased housing costs.
By considering these financial measures, residents can better manage their finances and navigate unexpected HOA fee increases. Engaging with trusted financial advisors could help them develop a plan tailored to their unique financial situations, ensuring preparedness for future adjustments or sudden expenses.
