Transformation of North Point Mall into Sports Hub in Alpharetta, GA
Jamestown LP and New York Life Insurance have unveiled plans to transform the North Point Mall area in Alpharetta, Georgia, into a vibrant sports and entertainment hub, including the construction of a state-of-the-art sports arena. This ambitious development seeks to rejuvenate Atlanta's participation in professional hockey. The project also envisions integrating residential spaces, retail outlets, office spaces, a hotel, and enhanced public transit connections. New York Life acquired the North Point Mall site from Brookfield in 2021, setting the stage for this transformative venture.
Historically, Atlanta hosted two NHL franchises— the Atlanta Flames and the Atlanta Thrashers—both of which relocated to Canadian cities due to insufficient fan engagement. Current strategies are zeroing in on the city’s northern suburbs, home to residents from hockey-favored areas such as the Northeast and Midwest. This demographic targeting underscores a strategic alignment with potential fan bases.
Tim Perry, Chief Investment Officer at Jamestown, emphasized that the development seeks to attract an ownership group keen on launching an NHL expansion team in Atlanta. To bolster this initiative, Jamestown and New York Life have engaged the Machete Group, a consultancy renowned for its proficiency in sports-related developments. Their strategic input is pivotal in aligning the proposal with NHL regulatory compliance requirements.
This proposal is one of several efforts in the region aiming to draw professional hockey teams. Parallel to this, Krause Sports & Entertainment, in collaboration with JLL and Forsyth County, has announced a separate $2 billion development project targeting the inclusion of an NHL team, with preliminary designs and some financing already secured.
NHL Commissioner Gary Bettman has confirmed that Atlanta is under consideration for a potential expansion franchise, alongside cities such as Houston, Indianapolis, Quebec City, and Kansas City. The NHL's expansion fee for a new franchise could reach $2 billion, highlighting significant capital investment considerations. The league last expanded in 2024 with the Utah Mammoth in Salt Lake City, illustrating ongoing league growth.
The North Point Mall continues operations with tenants including H&M, Victoria's Secret, and an AMC movie theater. While developers have confirmed the arena's construction at the mall site, whether the plan involves demolishing existing structures remains undecided. Alpharetta city had previously sanctioned a special tax district to support necessary infrastructure enhancements, underscoring municipal engagement in facilitating redevelopment efforts.
