Northmarq's Newport Beach Debt + Equity team facilitated the refinancing of IMT Germantown, a 276-unit midrise apartment complex in Nashville, Tennessee. The refinance was arranged for IMT Residential with a national life insurance company, featuring a full-term interest-only loan. Traditional agency financing was not viable due to the property's lease-up status, but Northmarq secured a permanent fixed-rate, agency-like execution through the LifeCo market at a competitive spread and loan terms. IMT Germantown, constructed in 2016, includes studio to two-bedroom units with modern amenities such as stainless steel appliances, quartz countertops, Nest thermostats, and in-unit washers and dryers. The community offers amenities including a rooftop lounge, saltwater pool, fitness center, pet-friendly facilities, and on-site dining options. Situated in Nashville's historic Germantown district, the property benefits from proximity to downtown, entertainment, dining, and transportation access via Interstate 24 and the Cumberland River. This refinancing reflects ongoing investment interest in multifamily housing within key urban neighborhoods.
